Metal roofs are available in bold colors and unique profiles which can create an entirely different look as compared to shingles.

Metal roofs can suffer from chalking and fading as well as "oil canning" (light warping), especially when installed directly over existing shingles which we generally discourage.

Currently the cost for metal roofing is higher than regular grade asphalt shingles. However, the price gap between metal roofing and asphalt shingles has been narrowing in recent years. As a general rule, metal roofs tend to have a longer anticipated service life and warranty period than most regular grade asphalt shingles. Some of the premium grade shingles are now offering 50-year and even lifetime warranties which can exceed the warranty period for some metal roofs.

When comparing roofing products, please keep in mind that there are different grades of metal roofing as determined by the thickness (gauge), quality and finish of the metal. There are also many different styles and grades of shingles. The manufacturers warranty period serves as a guideline as to the maximum anticipated service life of a product.

When deciding between roofing products, it's a good idea to look at the total cost of ownership (TCO). The TCO can be determined by dividing the cost of a product by the anticipated life of the product. As an example, if product A costs twice as much money as product B, but product A is expected to last twice as many years before it needs to be replaced, the TCO would be about the same for either product.

We recommend that a barrier such as foam be installed over the old shingles in this scenario.
