What is the difference between a “shell” and a “complete” home?
A SHELL home typically includes basic excavation, foundation, framing, siding, roofing and
the installation of windows and doors. The inside of a SHELL home is typically left
unfinished, sub-floor and stud walls, so that remaining stages can be completed by the
homeowner at a later time.
A COMPLETE home is typically considered to be “turn key” construction; meaning that it is
completely finished both inside and out and ready for occupancy.


Can a SHELL include other items, such as rough-in plumbing, heating and electrical?
Absolutely! We can price your home as a SHELL, COMPLETE, or anywhere in between. As a custom home builder, every home is built to your specifications.
Can you bid our home plan as both a SHELL and as a complete home?
Yes. Simply ask your sales agent to bid your home plans both as a SHELL and as a
COMPLETE home and you will receive detailed proposals for each method of construction.
Can the homeowner be credited for doing certain portions of the construction themselves?
Absolutely! Frequently homeowners will have personal skills or a friend or family member
who may specialize in a certain area of construction. We bid these items as being provided by
the homeowner and we can either delete these items from the bid or leave the item in the bid
and credit the pre-determined amounts directly to the homeowner upon completion of these
respective phases of construction.
