Standard Features & Material Selections for New Homes

At DeShano Companies Inc., we maintain high standards for service and construction quality! Our standard features are concrete evidence of our dedication to continued research and utilization of top-notch building products and practices. The following standard features and material selections are included in the base pricing of our floorplans. Material selections are available to view by appointment in our showroom including both standard and upgraded options. Please note some upgrades require a quote for pricing.

Building Site

  • Scheduling and coordination of permits, utilities, excavation, and site improvements
  • All exterior concrete is charged on a square-foot allowance
  • 4’ approach at front of optional garage

Floor Frame System

  • Multi-layer supported wood beam on steel posts or concrete piers
  • Dimensional lumber standard or OSB web I-joists sized and spaced per code (builder selected is standard, customer choice is optional)
  • LP TopNotch 350 Series floor sheathing is ¾” tongue and groove OSB, one step, one layer system, glued and screw-fastened (or equivalent)

Wall Framing

  • 8’ wall height, exterior studs 2x6 at 16” on center, interior studs 2x4 at 16” on center, exterior walls sheathed with ¾” Dow Styrofoam sheathing (or equivalent) with steel wind bracing at corners or OSB with house wrap (customer choice)
  • Top of garage walls to be the same height as house walls unless otherwise noted, exterior walls to be 2x4 studs at 16” on center, sheathed with OSB and house wrap

Roof System

  • 12” energy heel trusses
  • 15/32 OSB sheathing with H-clips
  • GAF Timberline HD Lifetime High Definition architectural shingles (or equivalent)
  • Lifetime manufacturer warranty, see full-length warranty brochure for more details @ www.GAF.com
  • Aluminum drip edge
  • Continuous ridge vent and/or pod vents depending on roof design per code
  • Two rows of ice barrier at all eaves and one row at valleys

Exterior Finish

  • Wolverine American Legend vinyl siding (or equivalent) – many selections available
  • Aluminum fascia
  • Vinyl soffit system vented per code

Windows and Doors

  • Primed Therma-Tru fiberglass insulated exterior doors (or equivalent)
  • Clopay Classic overhead insulated garage door (or equivalent when applicable)
  • Alliance Windgate vinyl windows with low-e argon glass (or equivalent)
  • Alliance Windgate vinyl windows with insulated glass for garage (or equivalent where applicable)
  • 3’0” single ThermaTru fiberglass French door with insulated glass, if included with the plan (or equivalent)
  • Alliance Hawthorne vinyl patio doors with low-e argon glass (or equivalent)
  • Standard basement egress windows are Alliance Windgate low-e, insulated glass vinyl slider (or equivalent)

Drywall

  • ½” gypsum on all interior walls, 5/8” on all ceilings
  • All joints and corners are professionally taped and finished
  • No drywall on garage walls or ceiling except for 5/8” on firewall as required by code
  • Drywall nailers in all wall corners, “H” clips for all ceilings per truss manufacturer’s recommendations
  • All walls and ceilings sprayed using flat latex Sherwin-Williams Pro-Mar 400 paint. Color: Alabaster (or equivalent)
  • All ceilings are knockdown finish

Plumbing

  • All PEX water lines with shut-offs and air chambers
  • PVC drain lines, vent stacks through roof, traps, and fittings
  • Proflo 8” deep stainless steel double bowl kitchen sink (or equivalent)
  • China bowl or Urbana one-piece molded bath sink (or equivalent)
  • Oasis one-piece fiberglass tub and shower (or equivalent)
  • Delta push-pull faucet and shower rod for tub/shower (or equivalent)
  • Delta standard single or double (or equivalent)
  • Mansfield insulated stool (or equivalent)
  • 40-gallon power vent gas water heater is standard for crawl and basement plans
  • 50-gallon power vent gas water heater is standard for whirlpool tubs and oversized soaking tubs
  • One exterior frost-free hose bib
  • Plumbing for laundry, includes valve box with supply and drain lines
  • NOTE: Laundries in ½ bathroom or off bedrooms can only have electric driers per building codes – NO GAS appliance allowed

Electrical

  • 150-amp service with marked breakers
  • Two exterior GFI outlets with in-use cover
  • 30” Broan/NuTone non-vented range hood (or equivalent)
  • Door chimes for front door
  • Smoke/Carbon Monoxide detectors per code
  • Delta (or equivalent) exhaust fan in bathrooms and laundry vented to outside
  • All copper Romex, sized to code
  • All electrical will be wired per code

Heating

  • 96% +/- high efficiency forced air furnace with ECM blower motor (brand per installers regional franchise requirements)
  • Natural or LP gas

Insulation

  • R-21 6” blown cellulose exterior walls with Dow Styrofoam R-5, ¾” sheathing, (total R-26), or    R-21 with OSB and house wrap
  • R-50 blown cellulose in ceiling/R-45 in cathedral rafters
  • Rim joists insulated with 1” spray foam insulation
  • R-10 Dow Styrofoam basement insulation

Interior Features

  • MMI Door, interior 1-3/8” flush hollow core birch doors, or hollow core molded panel doors (or equivalent)
  • Paint or stain and varnish of interior windows, doors, and trim
  • Mirror or oak medicine cabinet and bath accessories
  • 30” Homecrest, Pioneer, or Kitchen Kompact wall cabinet over washer/drier with wire shelf (or equivalent)
  • Homecrest, Pioneer, or Kitchen Kompact cabinets in kitchen, bath and laundry, many selections available (or equivalent) – see proposal for details
  • Wilsonart or Pionite laminate countertops with square edge, many color and pattern choices available (or equivalent)
  • 4” wood backsplash (to match cabinet selection)
  • Mannington or Armstrong vinyl flooring installed over ¼” underlayment with many selections available (or equivalent)
  • 6lb Enviro Step Spring Carpet Pad – 7/16” thick
  • Vinyl-covered free slide wire shelving for closets (One full-width shelf standard per closet)
  • Vinyl-covered wire shelving for pantries and linen closets (Four full-width shelves standard per closet)
  • Schlage interior locksets (or equivalent)
  • Schlage exterior locksets (keyed alike or equivalent)

Lighting Fixtures

The allowance for light fixtures is $1.00 per square foot of the home and $0.50 per square foot of the finished basement area. $0.00 per square foot of the unfinished basement and garage regardless if the garage is finished or unfinished.
