At DeShano Companies Inc., we maintain high standards for service and construction quality! Our standard features are concrete evidence of our dedication to continued research and utilization of top-notch building products and practices. The following standard features and material selections are included in the base pricing of our floorplans. Material selections are available to view by appointment in our showroom including both standard and upgraded options. Please note some upgrades require a quote for pricing.

Building Site

  • Scheduling and coordination of permits, utilities, excavation, and site improvements

Floor Frame System

  • 2x6 treated sill plate over foam sill sealer bolted or strapped to foundation wall
  • Multi-layer supported wood beam sized and spaced as required to support floor joists
  • Dimensional lumber floor joists sized and spaced per code
  • 2x6 dimensional lumber floor joists at 16" on center supported by 2x4" stud knee walls at 7' or 8' intervals
  • Wood X-bridging installed between floor joists for any spans greater than 8'
  • 3/4" tongue and groove LP TopNotch 350 Series ODB floor sheathing glued and fastened

Wall Framing

  • 8’ finished wall height, exterior studs 2x6 at 16” on center, interior studs 2x4 at 16” on center
  • Exterior walls sheathed with 3/4" Tuff-r foam sheathing and house wrap with steel wind bracing at corners OR OSB sheathing with house wrap
  • Top of garage walls to be the same height as house walls unless otherwise noted, exterior garage walls to be 2x4 studs at 16” on center, sheathed with OSB and house wrap

Roof System

  • 12” energy heel trusses 24" on center fastened to top plate of wall with Simpson Strong-Tie truss screws
  • 2x6 sub fascia
  • 18" overhang at eaves
  • 12" overhang at gables
  • 15/32 OSB sheathing with H-clips
  • Aluminum drip edge
  • Two rows of ice and water shield at all eaves and one row at valleys
  • Synthetic felt underlayment for balance of roof
  • GAF Timberline HD Lifetime High Definition architectural shingles (or equivalent)
  • Lifetime manufacturer warranty, see full length warranty brochure for more details at http://www.gaf.com
  • Continuous ridge vent and/or pod vents depending on roof design per code
  • Gutters are NOT included unless specified in the proposal (optional upgrade)

Exterior Finish

  • Wolverine American Legend vinyl siding (or equivalent) – many selections available
  • 6" aluminum fascia
  • Vented vinyl soffit at eaves
  • Solid vinyl soffit at gables

Windows and Doors

  • Primed Therma-Tru fiberglass insulated exterior doors painted white (or equivalent)
  • Clopay Classic overhead insulated garage door (or equivalent), R-values range from 6.3 to 18.4
  • Alliance Windgate vinyl windows with low-e argon glass (or equivalent) - see proposal for details
  • Alliance Windgate vinyl windows with insulated glass for garage (or equivalent)
  • 3’0” single ThermaTru fiberglass french door with insulated glass, if included with plan (or equivalent)
  • Alliance Hawthorne vinyl patio doors with low-e argon glass, if included with plan (or equivalent)
  • Standard basement egress windows are low-e, insulated glass vinyl slider
  • Many window grille styles and colors available (optional upgrade)

Drywall

  • ½” gypsum on all interior walls with 5/8” on all ceilings
  • Moisture resistant grade drywall on both walls and ceilings in bathrooms
  • All joints and corners are professionally taped and finished
  • Garage ceilings and firewalls 5/8" as required by code for fire rating
  • Drywall nailers in all wall corners
  • All walls and ceilings sprayed using flat latex Sherwin-Williams Pro-Mar 400 paint, Color: Alabaster (or equivalent)
  • Smooth finish on all walls
  • Knockdown finish on all ceilings

Plumbing

  • All PEX water lines with shut-offs and air chambers
  • PVC drain lines, vent stacks through roof, traps, and fittings (vents to be located at rear of house if possible)
  • Proflo 8” deep stainless steel double bowl kitchen sink (or equivalent)
  • Faux marble one-piece molded bath sink (or equivalent)
  • Oasis one-piece fiberglass tub and shower (or equivalent)
  • Delta push-pull faucet and shower rod for tub/shower (or equivalent)
  • Delta standard single or double-lever faucets (or equivalent)
  • Mansfield elongated insulated stool (or equivalent)
  • 40-gallon power vent gas water heater OR 50-gallon power vent gas water heater when upgrading to whirlpool tub or oversized soaking tubs
  • One exterior frost-free hose bib
  • NOTE: Laundries in ½ bath or off bedrooms can only have electric driers per building codes – NO GAS appliance allowed

Electrical

  • 150-amp service with marked breakers
  • GFI-protected circuits as follows:
  • 1 per bathroom
  • 2 per kitchen
  • 2 exterior
  • 1 garage (if applicable)
  • 1 basement (if applicable)

Heating

  • 96% +/- high-efficiency single-stage forced air furnace with ECM blower motor (brand per installers regional franchise requirements)
  • Natural or LP gas

Insulation

  • R-12.5 Dow Styrofoam factory installed in basement concrete wall cavities
  • R-10 Dow Styrofoam basement insulation
  • 2" R-10 Dow Styrofoam insulation installed on inside of crawl walls
  • R-19 Fiberglass batt insulation in crawl walls below floor
  • R-19 Fiberglass batt insulation with fire-resistant layer on permanent wood foundation
  • Rim joists insulated with 1" spray foam insulation R-7
  • 6" blown cellulose (R-21) in exterior walls with 3/4" Tuff-r foam sheathing (R-5) and house wrap (Total R value of 26) OR 6" blown cellulose (R-21) in exterior walls with OSB sheathing and house wrap (Total R value of 21)
  • R-50 blown cellulose in ceiling/R-45 in cathedral rafters
  • Fiberglass wall insulation as soundproofing in interior bathroom and furnace room walls

Interior Features

  • Interior Doors: 1-3/8" flush hollow core birch doors, OR hollow core molded panel paint grade doors (or equivalent)
  • Base and casing: 2 & 1/4" Colonial style stained pine casing and 3 & 1/4" Colonial stained pine base, OR 2 & 1/4" Colonial style painted (white) MDF casing 3 & 1/4" Colonial painted (white) MDF base
  • Interior doors, windows, and trim to be painted, OR stained and varnished (customer choice)
  • Mirror or oak medicine cabinet
  • Bath accessories: Towel bar and tissue holder (multiple selections available)
  • 30" wall cabinet over washer/dryer with wire shelf
  • If proposal includes conventional cabinets: Pioneer cabinetry price levels A, F, F staycore, M, and B may be selected, OR Homecrest Cabinetry price levels 1, 2, and 3 may be selected (see showroom for details)
  • Wilsonart or Pionite laminate countertops with square edge, many color and pattern choices available (or equivalent)
  • 4" wood backsplash (to match cabinet selection)
  • Mannington or Armstrong vinyl flooring installed over 1/4" underlayment with many selections available (or equivalent)
  • Carpet (multiple brands) with style and color choices
  • 6lb Enviro Step Spring Carpet Pad - 7/16" thick (thicker options available as an upgrade)
  • Vinyl covered freeslide wire shelving for closets (One full width shelf standard per closet)
  • Vinyl covered wire shelving for pantries and linen closets (Four full width shelves standard per closet)
  • Schlage interior locksets (or equivalent)
  • Schlage exterior knobs (keyed alike or equivalent, lever style upgrade)

Lighting Fixtures

Light fixtures are purchased by the customer from the vendor of their choice. A $1/square foot allowance is provided in each proposal for a complete home and $0.50/square foot for finished basements (if included in proposal).
